Hi, my name is Terry Berry and I’m here to talk about how pricing your home correctly is one of the single most important decisions you can make when putting your home up for sale. You need to know how your home will compare with other Dallas home prices.

There are many games that can be played on unsuspected sellers. Strange as it may seem, some agents overprice listings on purpose. You’re probably asking yourself, why would an agent do this?  How can an agent make money if a listing does not sell?

I’d like to share with you some of the pricing pitfalls to avoid and how together, we can come up with a realistic price at fair market value. This will keep from prolonging the sale of your home, by needing to make periodic adjustments to the price. One thing I’ve learned is that if you price your home correctly right from the beginning, you will obtain higher offers and a faster sale. Dallas home prices have been recovering in the past year, so it’s important to correctly read the signs.

Lenders have wised up from approving loans faster than the paperwork can be filled out. Appraisers are facing more scrutiny from lenders and hard money institutions. They want to KNOW that the property is worth the investment. The last thing they want is another foreclosure to add to their growing portfolio.
